@Brian Larson thank you! With the new law CA passed on ADU's, do you see that making a big impact in your market?

@Aaron K. great question! Essentially I'm looking for a deal that would allow me to live for free or close to it. I'm about to get married so I can't rent rooms out, but there are places in my area that are duplexes with an ADU out back (I guess making it a triplex), something like that could work. I'd either need to find an off market deal or wait for a dip in price for this to work. However, I have to balance this with limiting myself from being able to secure financing for out of state deals by taking out such a large loan due to California's housing costs.

@Aaron K. yeah that's option for sure. Later on when my income is higher and I can qualify for a mortgage in Southern California, I would love to use the VA loan to get a small multifamily to possibly house hack. There are quite a few in Whittier where I live, the hard part is just finding one that would make the numbers work.

Hey Aaron, I should have clarified, I'm a veteran and am using the Post 9/11 GI Bill. Between that benefit and scholarships, I'll be graduating law school with no debt. 

Hey all, my name is Eric and I'm a law student in Los Angeles. Right now I'm here to learn. If anyone is investing in the LA area I would love to drive for dollars or help you out in any way possible in order to gain some knowledge/experience about the investing process. 

My long term goal is to own buy-and-hold rentals for the purpose of wealth accumulation and an alternate means for retirement.
