Remove all carpet (assuming you will want to replace) and demo/pull any other items you plan to replace. Then get an ozone machine. You can purchase or even rent one from a local equipment rental store. Run the unit in rooms overnight. Do not be around while running, as Ozone is NOT the best stuff to ingest. After running the ozone machine open rooms up for ventilation. Build out, install new flooring/carpet and new paint should finish the job for you.

Steve Babiak thanks for the link and compiling all the threads. Very helpful. I see you were active in most and seem to like REO's over courthouse auctions, is this still the case? Are bank-owned properties completely clear of any liens including irs?

Oh man! Just found this super neat feature on the BP forums, something called "search"? Ha.

Finding some good info, but Any thoughts on auctions are still welcomed and needed.

I’m sure this has been discussed on BP before, but I couldn’t find a thread...

I’m looking into purchasing property at auctions and It will be my first time down this road so I’m unfamiliar with the whole process. I'm hoping to get some advice and maybe an explanation of how this process works. Are there any steps a buyer needs to take before having the ability to purchase/bid? Are most purchases cash only? Has anybody purchased off auction.com? I know this is a broad question but any thoughts, tips or links to posts here on BP would be greatly appreciated.

Taking on partners has many benefits and can make the difference in a deal, but the reverse is also true and can produce a huge pitfall. If you choose to go the way of a partnership make sure to put it in writing. A legal contract eliminates the gray area and spells out expectations and responsibilities of each partner. Money, or the potential of money, has the ability to change people. So even if your “partners” are family members or best friends talk to a lawyer a get a binding contract. Everyone will feel more comfortable and it provides you with some protection.

Appreicate it, fellas.

James Vermillion - Interested in multifamily, retail and office properties, which will be new to me. I've done a couple of raw land and SFH flips that were on the plus side, but gained more value on the education side. Land development has always caught my attention, but im a few years away from trying to tackle that guy.

I've actually got a small 6-plex deal im looking at now that i will post in the "anyalsis" forum soon that i would love everybodys thoughts on.

Hello All,

I've been lurking around BP for awhile now and figured its only right to finally say hello. I'm impressed and excited about the knowledge, generosity and helpful attitude this site and its users demonstrate. I'm relativity new to the real estate world (couple of deals) but my wheels are always spinning and sometimes the hamster cant keep up. One thing is for sure, it doesn't matter the industry or your experience, there is always room to learn and grow. The hamster never gets full. Looking forward to learning, helping and interacting with Bigger Pockets nation.
