Hello, I am looking for advice on what are some typical legal options in NH for implementing a pet deposit in the lease. Do you charge X amount per month? X amount per additional animal? Or would you have an increased security deposit paid for up front?

Hello,
Looking for recommendations for flooring options. I have an older house with maple hardwood floors that are in pretty rough condition. I'm currently living in one of the units I own and fixing up to rent in the spring. I'm currently debating on re-finishing the floors, or installing a pergo-type on top. What would be the better option for renting? I was thinking about calling a contractor just to get an estimate and a professional opinion on the cost of hiring someone to refinished it. With that being said, does anyone know a reputable flooring contractor in the southern NH area that may be able to give an estimate?

Hello,
I recently bought my first multifamily property and have made my first mistake already. I inherited tenants that I was planing on keeping because they seemed like good people. After giving them a lease to sign we agreed on, I was given the run around for a month. After unanswered texts and un-kept promises to get the signed lease to me-I put my foot down and gave them a deadline when I wanted it only to find out that they were buying a house and moving out the next month. They are currently in no lease and have no written obligations to me. I posted an add on craigslist and already have a lot of interest in the apartment. It doesn't look like I'm going to have any problems renting the unit out at the end of next month. I want to make sure I am covered in case the current tenants house falls through and they try staying. Is a 30 day notice to vacate the premise all that I need to serve them to cover myself? I was planning on sending them the notice electronically, in person and through certified mail. Am I missing anything and could anyone possibly point me in the direction of a good template to use? (I've come across several different versions online)

@Dexter Kubi I'm pretty much in the same boat as you, currently saving money to get in my first property as well. One organization I came across that may be able to help is nhhfa- New Hampshire Housing Finance Authority. ( I'm in NH but Ct has the same thing- Connecticut Housing Finance Authority, chfa http://www.chfa.org/default.aspx ) In nh they have a first time buyer assistance program that offer 0 down financing and cover closing cost. You have to choose from a list of state banks and the interest rate is higher but it may be a way for you to get your foot in the door. Again this is NH so I'm not sure if CT offers the same but its worth checking out. Good luck
