John Pearson Can you elaborate on the window heat/cool units you used? I think that will be the cheapest option for my 4plex in Memphis and am told the heat is adequate. My units are only 550sf. What brand do you recommend or have you used?

I've been told by several landlords to try the window units that heat and cool manufactured by LG. Even had a Home Depot employee tell me her landlord installed one in her small apartment and that it heats and cools more than adequately. I'm considering using them in my Memphis fourplex versus the substantial cost of central heat/air. The radiators that were there have all been removed, and the furnace was removed at some point too. Helps explain why I got it for $22k! Anyone had experience with the LG window units for heating? The Section 8 office told me it should be fine as long as it adequately heats these 550sf apartments.

Chris, I'm a real estate investor on the side. By day, I'm a Certified Financial Planner practitioner. If you came to my office asking this I could only advise you to park it in a money market account where you won't risk losing it, namely because you've said in other posts you'll need every bit of it and you'll need it in about 6 months. If I disclosed that on your account paperwork and was truthful about your intent for the money, I doubt our compliance officers would even allow us to do anything with your money but that. Don't worry about getting a return larger than what a money market will yield for money you need in the short term.
