What's up All?

I'm very comfortable with analyzing residential real estate.  However, I haven't found any good videos or topics that discuss analyzing short term rentals.  I'm pretty sure I can come up with some analysis that gets me close, but I'm looking to talk with someone who is in the short term rental game or someone who knows a good article, video, etc.. that goes over a few examples.  I run the calculator on AirDNA and it gets you started with some high level numbers, but I'm looking to dig into the fine details and map everything out before a purchase.  Any insight would help.  Thanks!

@Dave Poeppelmeier @Marc Winter how do you deal with different graduation dates? What if one student graduates in the winter and the other three graduate in the spring. Just take the hit after the first one graduates? It’s four students at 500/room. Rent would go from 2000 to 1500.

I've also heard from someone that I should establish a "Master Tenant" in case major issues happen...

Hello

I will be renting to four students this summer and they are asking me if I can have four separate leases.  This way they are not liable for each others actions.  I do not know how to respond to this or how to counter their requests.  Does anyone have any recommendations for me on how to handle this?  What is standard practice for this type of "rent by the room" scenario.
