I usually just keep the security deposit which they seem to expect. Better than an eviction and you get to use the security deposit to get the unit rent ready. Any more than that and you may get some pushback. They did pay you for 6 years.

That’s a tough question because I did do a lot of research, but I have 20+ doors spread throughout FL. I would rather have one nice 10 unit in South Tampa.

Just before closing, underwriter not believing my wife and I would live in a 4-plex when we tried to fha house-hack. That was the most annoying and what got me interested in owner financing.

Do you own any other 4-plexes in the area you can throw on the mls? Did you get a low appraisal already? I believe you have 90 days to challenge.

It would probably not if you are negligent. Either would an LLC. Have to still be smart with everything we do.

@Michael Bishop For sure it would be hard to find, but I’ve heard from experts like @Dave Foster who has personally been the QI in many of these deals. It seems like they just need a DST so that all of the investors actually have ownership in the property.

Those are large loans on the duplex. Does it rent for $9k+ a month? Your method will only work if the rent covers those loans. You could flip the second property...
