Hello BP friends! We just got back from the gender reveal of our first child and it’s a boy! I was wondering if anyone had any neat names related to what most of us here love (real estate, money, etc.) Could be anything, but still has to flow and sound like a name. My wife is on board!

I sometimes have to fight to get prorated rents and security deposits on the Alta, but I’ve never had it removed once added. Sounds like they pulled one over on you and you unknowingly signed away.

If I had no tenants that smoked weed, I’d have no tenants at all. I’d politely ask them to smoke elsewhere and store it properly in a sealed mason jar so the whole neighborhood doesn’t smell it.

@James Wise Thank you for the kind words! I think it was one of your videos that helped me get into 4-plex investing. You were pretty pumped up about commercial rents with residential financing. I kept telling my wife we were getting those commercial rents! Lol I did do my first few with conventional financing.

I wouldn’t assume it’s a scam. I have been canceled by a few insurance companies for 1 reason or another. You should have first been given opportunity to correct whatever issue they have. Maybe it was lost in the mail. My broker would usually be the one to tell me first though.

@Ryan Nguyen Yes I have found everything myself on the mls. I can buy properties other investors pass on if I can get a low down payment and decent terms. The 4-plex I mentioned was $30k down. The property cash flows $1k per month for about a 40% return in 1 year. I have to talk to a lot of people to get these deals. I offer full ask to get their attention. The down payment and terms are key.

Buy for long term cash flow and the risk becomes minimal. Real estate always goes up over time. People will always need a place to live. Even more so when the banks stop giving out mortgages in a recession.

I have 16 doors and am under contract on a 9 unit. All came from the mls. I can buy properties other investors passed on with favorable owner financing terms and low down payments. I do have to kick a lot of tires though.

Fear is what keeps 99.9% of people from doing something like this. It’s amazing how fearful some of the people I talk to are when we talk about rentals. Just ask yourself this, what is the worst thing that can happen?
