Thanks for the follow up @Account Closed. Ill have to take this strategy into consideration and see how it fit with my long term plan. 

@Pat Parrillo - thank you for the insight Pat that simplified analysis demonstrates nicely how a financing decision for a single property potentially has a significant effect on your long term goals. Which as @Ham Merritt advised is where the expertise of a mortgage banker comes in. Ham - would now be a good time to start discussions with a Mortgage banker? I have a very good idea of what my financials look like for my first investment; I am currently trying to understand my options for asset protection before I make that purchase. thank you for all the help.

@Ham Merritt - Thank you for the information, it is very helpful. What are some of the factors I should take into consideration when choosing between a Government loan or a Private conventional loan?  Are there any distinct advantages to one or is it more based on my credit score, debt to income ratio and down payment as to which may be more advantageous at the time of purchase?

@Dawn Anastasi - Thank you for the advice, I noticed you are located in the Milwaukee area do you have any recommendation for an organization to get involved with?

Jorge any suggestions on where I might find more details on the Fannie May re-fi? @Marcus Auerbach - thank you very much for the suggestion I will definitely reach out as that type of guidance would be ideal.
Great thank you for the insight. Out of curiosity what is the driver for additional cash down if I pursue something over 4 units? traditional vs commerical loan?

Hi Bigger Pockets, 

I am getting ready to pull the trigger on my first property. I am interested in starting with a owner occupied multi-family property (2 to 5 units) in the south suburbs of Milwaukee WI. This property will be my first acquisition, so I am interested to hear any advice you may be willing to give, on owner occupied rentals or the Milwaukee Area market. 

My current list of education items I am researching are: 

1) specifics of asset protection for this style of property. (I've been told this may vary based on local laws) 

2) Do's and Don'ts related to leases 

3) Best financing options for a buy and hold strategy.
