I used to be a project manager down in Indianapolis. We did a lot of basement finishing and always put those in.

A fairly cheap , simple and reliable option is a water powered backup. It will work without any electricity at all. No batteries just water.

So it sounds like a I need to contact an attorney and get a contract written before I try to do anything here.

I am getting ready to start my marketing and had a wonderful thought. "What do I do if someone wants to sell me their house?"

I have a hard money lender willing to loan me 80% ARV so I will paying cash for these deals. Do I need to go through a real estate agent to close or do I just need to contact a title company. What is the process after making an agreement with a motivated seller?

Hey all, New investor here looking to get started. Do I need to consult an attorney before I get out and start looking for deals. What kind of information do I need from an attorney? I have a family member that is willing to find my deals. Should get an attorney to write a contract for the lending? Thanks, Eric

Thanks for the great advice! I really love doing the work. I think as I progress I will start subbing more and more out so I can find more deals and grow.

I have a degree in construction management and I have worked in the construction industry for about 8 years, both in the field and management positions. I bought my first home 6 months ago and have recently completed a whole home renovation doing 95% of the work myself.  I love getting dirty and doing the work myself. That is one of the many motivating factors as to why I am trying to get into flipping. Is there a place in the real estate investing world for me to flip homes and self perform most of the work?

Hello all,

I am a new investor. I recently bought a whole home remodel (approx. 1300 sf 3 bdrm) and self performed 90% of the work myself. I am currently doing this part-time (nights and weekends) and have been to get all the work completed in 6 months. I see myself being able to do this much quicker when I go full time and I wouldn't living in a house I flip in the future. 

Ideally I would invest in some rentals fairly quickly to help with cash flow but other than that I would like to buy 1-2 house at a time and have my hands on most construction activities. Is buying homes and self performing the renovations a reasonable strategy in the real estate investing world?

I am a recent college graduate looking to get into real estate investing in Lafayette IN. I bought my first house, a whole home renovation, with my fiance 6 months ago. We are nearing the end of the project now and I am excited to find my first real deal. Preparing now to start part time and eventually get into it full time.
