Welcome aboard! If u have anything good available. I'm looking for a buy and flip project

@nathan weaver thanks I will give a shoutout to him and see what he can come up with

There are a lot of wholesalers that can sell you a good contract. Just calculate the ARV and MAO. Sounds like you have everything else you need. Look up Juan Martinez at Interstate Team Realty LLC. I'm not sure if he's on BP but I've worked with him and he's a bloodhound for awesome Fix&Flip deals in the Chicago-Land area. He's an agent but he wholesales on the side. Look him up. He will be happy to help you.

@rafael moray- hey thanks great idea that's exactly what I'm trying to do link up with sum experience and offer part of my liquid and my labor and make sumthing nice happen for both ends of anybody in Chicago area is interested in a partnership like this pm me lets go over sum ideas

Hey Erick, I would say find a seasoned Rehabber and partner up volunteering your labor and part investment. I wouldn't put your entire amount in. Leverage your experience as much as possible. As mentioned, you can find partners either at your local REAs or here.

Also what is a jv? And where is best to look for hard money loans? Any ideas where I can find a decent project or where to look?
