@Travis Bernard - property is listed for 70k with a land broker.

What are my goals with it? Let me back up and say that my overall real estate investing goals start with cash flow. I have 3 SFRs cash flowing nicely, if I sold this I could buy another or expand into small MF with other cash I may have to invest. Alternatively, if I found a creative strategy to keep it and realize a reasonable return for renting it I would be OK with that too.

I would be happy to get rid of quickly. I purchased for 85k in about 2007 and intended to renovate cabin for a family get away.

Timber; probably not worth doing. There is some really nice big timber on about 5 acres but I'm more interested in leaving that.

Vacation rental; good thought I had thought about putting the "primitive cabin" on air BNB or something, I actually bet people would love it. Wood stove, rocking chairs, I could set up a primitive outside shower with hot water.

It is part of a "rural development" so it was probably 60 acres of an old farm along side the river and there are 4 or 5 parcels. No other houses really, and no others have built.

@Account Closed - love the owner finance approach here. I actually put the property on craigslist for a time last summer/fall. Labeled Owner Finance for appropriate buyer. It was unbelievable the people that called, large # of people, very few went to look at the place.  I had some that were living in a van and wanted a place to call home and raise a community, had some other weird ones too.

Thanks all for the ideas, I do think this area with Elkin and proximity to Charlotte has potential being about 1 hour north for growth over next several years. Schools are great too..

Hi fellow innovative strategy folks! So I have this beautiful 10 acre piece of land in Surry County, NC. It's within Elkin top notch schools, and just over an hour from Charlotte! It's on the stocked Mitchell river, 2 creeks, timber, serene and private. No debt on it, and taxes are 300 bucks. I have had it listed with a realtor and just don't seem to see any buyers. Nobody even coming to the table. Question: what other innovative strategies might I consider here? There is the remains of an 1890s cabin with no power no water. Should I look at finding a homesteader type that would rent the cabin and do some small scale farming? How would I even start this? Other ideas?! There are basic covenants on the property. No mobile homes, no campers except for 30 or so days. Thanks for you wisdom, I would be happy to just get something in return each month and happy for someone to use and maintain the place! Thanks! Greetings! I am a Charlotte resident looking to continue growing my real estate portfolio. I have 3 nicely cash flowing properties out of state and ready to continue the progress within an hour of Charlotte. For those folks that have done live in flips or purchased properties at a discount and lived in for sometime/then rented, any of you also have families with young kids etc? We are interested in downsizing current home as we transition to different local area and I am searching for something that may work. Obviously safety and relative size and comfort are important. Yet I recognize the opportunity to leverage primary home mortgage rate and a live in flip situation long term. One of the scenarios I recently glanced at was a nicer high end duplex in Elizabeth area, big yard and really nice neighborhood. Price didn't work well for return but it allowed me to envision how it could work with duplex approach. Some of the areas we like are rock hill, lake wyllie, Ballantine, south Charlotte, kind of south and south west of Charlotte. Glad to be on Bigger Pockets! Thanks Erick
