Hello, I'm currently stationed in Japan and me and my wife have been talking about our future and passive income. We have never purchased a property, even for ourselves, so I want to know more about the process of getting started with my first purchase. As of right now we have about 10k saved up and my credit score is low to mid 700s, I would like to invest in a single family home in either Houston or Atlanta, with a total cost not exceeding 150k. My question is, what kind of loan could I get that would allow me to to a minimal down payment while not requiring me to "live in" the property? We still have another 3 years left in Japan so moving in the property would be impossible, and securing 25% down payment for a conventional loan would take a long time. Thanks in advance for the feedback and I look forward learning from the pros!
