Appreciate everyone’s insight. Very helpful. Seems like the crews who can handle most of the work exist and are the most efficient route. Now need to weight time/cost benefit of GC or not. Thanks again.

I'm looking at doing my second project early this year. I completed a rehab to rental last year and used a GC. This time I'm considering hiring subs myself. I'm looking for advice from other investors who act as their own GC. I'm trying to gauge how many different subcontractors I need, vs. which items can generally be handled by the same guys. There are some obvious ones that I know I'll need specialized subs (foundation, HVAC, plumbing, electric). For other items, (i.e. framing, roof, siding, floors, windows, dry wall, insulation), do people prefer to use one crew who can handle most of this (typically the interior crew), or are there separate contractors who will handle each of these (or some of these)? It'll be helpful to hear opinions of those who flip regularly.

Correct, the house will be transferred from one lot to another. The investor wants the land but doesn't want to demo the house so is selling the house separate from the land. The house needs to be removed from the lot and put on a new open lot.

Hello Everyone,

I'm looking at transferring an existing home from one lot to a new lot. The numbers seemingly work, however, there is one variable I'm missing due to lack of experience. What is the process like for setting up utilities when putting a home on a new lot? It's within a city so there will be sewer, electric, water, natural gas, cable, etc. close by. Trying to see if anyone has dealt with this situation before to try to get a sense of a cost estimate or who would handle this work. Is getting a GC involved immediately the way to go, or is it someone else who would handle this portion of the work? Appreciate any feedback.
