@Madelyn Tavarez Alecia recommends a good site for a more comprehensive search, if you want to do a preliminary search much cheaper for your initial due diligence try Property Shark. From there if you decide to move forward with the deal you can always get a more thorough search completed.

I do a lot of investing in the Utica, NY area myself. I would respond by saying that the answer to your question relies heavily on what geographic markets your in, and what types of deals your looking for, and your goals. The biggest lesson learned for me, particularly in Utica is assume worst case scenario and work up from there. Not in terms of deal structure but in terms of working with people. No one is going to be looking out for your bottom line except you. Even when you have incentives aligned where a rational person would work hard presented the opportunity there are many that squander the opportunity or have other issues, drugs, etc. that you can't fix no matter how hard you try. Lesson being be ultra careful of who you decide to add to your team or who you pick as a tenant.

If you start there a lot of your business will fall in line and you'll be able to make mistakes without it killing your bottom-line.

@Alissa Kitamura  Welcome! The downtown Miami area seems to be getting a lot of activity lately. Big banks and other businesses looking to relocate from NYC. You also have Kushner working on a large development project, to name a few. Definitely stay away from condos, but if there are multi-family properties (as you mention) that are hackable, or apartments in areas that you are comfortable with that would be your best bet. If you're looking to venture out of Miami just be careful to know the new neighborhood block by block before investing. Basically, all of South Florida is saturated, particularly now with Covid and so many people moving to the area. 

Start backwards with what dollars you have to work with and then what type of project you would realistically be comfortable with(flip, multifamily, duplex). You want to make sure your first deal goes smoothly or you'll be turned-off to RE investing forever.

Hey Guys,

My business partner and I signed up for the Gold Program- Total cost around $20k. We had high hopes based off previous BP threads and listening to him on the podcasts.

The program started off well enough, holding trainings and review calls early on, but around the second month we started experiencing communication issues with our mentor.

As time went on, we began to get a bit worried about the lack of leads and results. Virtually, zero leads. We expressed these concerns numerous times throughout the program, looking to re-strategize the territories we were marketing to, but were instructed time and time again to stay with the course.

When we reached 3 months, half-way through the program, we had zero real leads and major communication issues(comically poor responses from the team) to the point my business partner completely opted-out and I took over. He was so frustrated at the lack of communication he gave up to focus on other projects.

Sad to say we experienced last minute cancellations a number of times, when we did have review calls scheduled, it was if no one had any idea that we were even clients- blissfully unaware of any aspects of our program.

Our program has recently ended, and as I write this today we are still experiencing the same dismal communication. I have been trying to schedule a recap meeting, and give the team a chance to explain and hopefully make things right, but it’s like pulling teeth trying to schedule any appointments with James(sales rep) and Michael.

We had requested to speak with Michael numerous times, or have him review our program, to hopefully provide a bit of reassurance- as we did drop ~$20,000 hard-earned dollars into the program, but we are still waiting-not holding our breath.

To boot, we have numerous charges that hit our account post-contract. Trying to get these corrected has been a fight as well.

This was our truthful experience with the program. Always two sides to every story, so please do all your own research. Being in the marketing field myself, I will be the first to say there are no guarantees, but as I verbalized to the team throughout our program it’s about setting proper expectations from the beginning.

Our synopsis - We closed zero deals, and virtually no leads, and spent $20,000 to create more work and frustration for ourselves. I am working with my attorney at the moment, will keep everyone updated as to how it all plays out.
