Hi everyone I am here in Richmond VA where I purchased a property that the owner allowed the tenant to live rent free for 4 years before selling to us. The tenant has not been available to reach I have went by the house several times where I have had no luck reaching them all doors were locked & I have no key. The seller had no lease to provide to me as there is no current lease in place in the last 4 years.

Asking for some solid advice on how to proceed from fellow landlords.  ( Sensible feedback only ) Thanks!

Hello Fellow BP Members

I have a lot of Private funds coming my way, I am able to structure the deals however I like and I wanted to get guidance on the best practices when using Private funds.

Some of my lenders are looking to lend the full purchase price plus rehab and other are looking to lend capital for down payments on loans to my company.  

I would like to get feedback on some great strategies being used today.  I do not want equity partners I want to pay on the money, it would be helpful to know what others are paying and how you all are structuring the loans with you private lenders?

Hi @Kim Uhland I am a local investor I just got a duplex that you can gain great cashflow on the property is 1400 + sq ft not selling but just making you aware that there are great deals in Richmond and now is a great time to buy if you are getting a good deal. I can help you with the latter.

@Dion DePaoli What are the other big banks where I can find discounted REO's I noticed in your post you said that in a sense street level investors can sometimes get property at a deeper discount than folks purchasing pools I am very interested in filling in some of the blanks that I have as pertains to this I have a great deal of buyers in my network, Im looking to acquire the contacts needed to engineer deals for my buyers.
