Hello San Antonio!

After careful analysis and planning, my wife and I have narrowed our investments to San Antonio. @Kurt Michaelson, thank you for the response. The house is in default and is headed for foreclosure. Why? I'm not sure yet, I wanted to get more information before setting up an appointment with the owner so that I could give him some options and an accurate offer. I'll look on the BP library for some books and tap into the local REIA to see if anyone can help.

I got my first response from direct mail today on a large house here in Albuquerque. The gentleman said that there is a 1st mortgage of 300k and a second of 80k, so naturally he’s looking to get that much to get out of the house. Is there a way to work with the bank to see if there is a smaller payoff number? Or has anybody used the strategy where they pay to get the property out of default and take over the loan, fix it, and then sell it? Thank you in advance!

@Chase Kimbrell - Welcome to Albuquerque! Like stated before there are pockets of good and bad right by the Airport and Base. The difficult thing is knowing where they begin and end, which really takes you wondering through the neighborhoods.

If you're hell bent on a duplex, or more, they're going to be difficult to find on the MLS, especially near base ... what about possibly buying a larger house and renting by room to some Military buddies or other professionals that work on base?
