Hey BP,

I'm about ready to pull the trigger on my first property to flip, I've met with a couple potential 'investor friendly' agents so far with some investment experience from larger agencies, and I'm meeting with one more agent who works at a smaller agency before I chose one, which brought up this question. When selecting an agent to work with, What value do you see in using a larger agency with multiple locations and a couple dozen agents, vs a smaller office with just a few agents. On the buying side, with a larger agency wouldn't you indirectly get access to their (larger) internal network to potentially get 1st look at a property from one of their other listing agents before it goes up on the MLS? And on the selling side, it would seem there is an advantage to a larger internal network of buyers agents to get the word out about your property to their clients to help with a quick sale? Any Pros/Cons of going with a smaller agency? Or is the size not that big of a concern and more important is the relationship/experience/skill/hustle of the individual agent, not so much the agency?

I'm looking for an agent primarily to list the property but also for advice on the the market, what rehab/finishings are desireable locally, CMA and help finding future deals.

Any input would be greatly appreciated!

Hi @Ann Bellamy,

Just noticed this post, my wife and I are looking into building a modular home in Massachusetts, thanks for the recommendation. We've looked at 2 other manufacturers so far (Professional building systems and Excel). How did you determine the best options for you as there are so many manufacturers / builders?  I've been trying to find a way to differentiate easier than going through the building specs for each manufacturer as related to the price. Any advice on non-biased resources or reliable reviews of other manufacturers? I'm looking into Premier Builders now. Thanks for posting!

Hi Everyone,

My wife and I are aspiring buy and hold investors from Milford Massachusetts. We've been lurking / studying for a while now and have read the UBG, Flipping/Estimating, and serveral of the more popular Buy+Hold/General REI books.

We've started the search, looking along the 495 corridor between the mass pike and 95. It seems that finding cashflowing properties off the MLS is going to be pretty difficult in this area (?) So we're starting to dig into other aquisition strategies.

We're still deciding whether we want to owner occupy a 2-4 plex as our first investment, or buy a distressed single family with the intent to renovate / live in, and pull equity out to fund the 1st investment property.  Also looking to learn more about possible legal advantages to investing in Rhode Island vs. Mass as we're pretty close to the border and I understand RI may be a little more 'landlord' friendly (?)

We've heard good things about Black Diamond REIs and plan to start getting involved. Any tips, advice or other networking suggestions from any locals would be more than welcome.
