@Dalyn Hazell if you set it up...guess who gets the call when Netflix starts buffering, a power surge renders the router and/or modem inoperable, or the local cable service is wiring in the neighborhood and internet is down for an hour or so.

Hi BP community,

Are there any recommendations for an appraiser in Brevard County, Florida?

This will be a FSBO in West Melbourne, Florida.

Thank you in advance!

Hi BP community!

My wife and I are about 10-12 months away from making our first investment in a SFR in Greenville, SC. This will be a long distance real estate initiative that will require a strong "Core Four" [Deal Finder/Agent, Property Manager, Contractor, and Lender].

My question is around timing. How soon is too soon to start reaching out and setting up conversations? Any guidance or best practices that you found to be the most effective? I don’t want to lose momentum with the extended team by reaching out too early but then also want to allow enough time to learn the the best mutual fit.  Any insight is appreciated. Thank you, Eric

@Charlene Stovin I bought the lease template from BiggerPockets for under a $100.00. It included the lease agreement and all sub documents / addendums as well. Totally worth the money, and you can also deduct this expense on your taxes.

Hi @Adam Payne, You should join the FB group and YouTube channel "Short Term Rental Secrets". Great advice from existing and successful STR hosts.

Boone is a great area. You get all of the mountain crowd + parents visiting for kids going to Appalachian.  I'm sure bookings will be consistent if decorated well.

Hello everyone, I'm new to the BP community and have been watching the podcasts around short term rentals. I even got my wife excited about starting our investment journey next year.

Our goal is to house hack a STR through Home Away/VRBO & Airbnb. I like the profit margin potential for the amount of work that is needed to maintain it. We are also considering corporate housing options for business or traveling healthcare professionals.

In regards to corporate housing, does anyone have any best practices or resources to share for me to look into?

Looking forward to participating in this great community!  - Eric
