@Kevin Reynolds- Hey kevin! I actually had a local realtor reach out to me because of this post a year ago. He really couldn’t be a better realtor. But the more I weighed the pros and cons I actually decided to get my own license. I don’t think there is any one way to find a good realtor who is affluent on investment properties other than trial and error!

I think people are starting to realize that prices are over inflated and because of that we are seeing more days on market. Yet at the same time inventory in my area remains low and prices are reflecting it. With interest rates rising, I expect there to be an impact on buyers which should help regulate the market.

@Derrick Burtle depending on the state it is fiduciary duty to right an offer no matter how ridiculous it is. I am an agent in Ohio and if I have an agent to client relationship, I must be obedient to all of there asks. Also if this agent is making it difficult I would go look for another agent. Maybe look for an agent via the meetup page! Good luck!

Hi everyone! I am a new agent in Cincinnati Ohio. I have been apart of Biggerpockets for roughly a year now while trying to buy my first buy and hold property. I decided to branch out and get my license so that I can get a grasp of the market and make money doing what I love. I am in a spot right now where I have the drive and motivation to be great but would love some guidance on things I can do to build my contacts and client list. Any advice would be welcomed! Welcome to BiggerPockets! I highly recommend finding a local meet up through the events tab of the website. It will allow you to meet with local people and discuss the market and gain any knowledge you need. Also there is a meet tab where you can go to find locals. You can meet with them one on one or reach out and offer help in return of them assisting you. Good luck!

I am currently in the process of getting my license in Ohio. I am doing it for the income I can produce on the side to put into investment properties. I also believe it helps solidify your credibility and can give you an edge. I don’t think it is necessary and if you are in the fence I would probably not do it. As long as you can find a good agent you should be fine

It seems a little long winded. There was a few times you repeated things like owner pays sewer, water and trash. I would try and cut it down without getting rid of the details that make a buyer interested. Hopefully that helps
