As you mentioned I would recommend at least 2 private inspections done by the buyer and their agent. Pre-drywall and final.

On a new build that I helped an investor purchase to turn into a STR, one of the farmers accidentally hit a nail into a pipe causing the tiniest least. The leak would have been there for months if not years slowly causing major drywall damage. It was caught by the pre drywall inspection.


 I usually stay away from homes built by farmers.

Leah, the key as with any property purchase is to do your due diligence. Get your own appraisal and your own inspection. Turnkey can be fine but also stories of investors visiting their properties and finding a gutted house with no tenants. Just approach and investigate like you would any other real estate purchase.
