I think your projections are pretty spot on. One thing you might be able to have some wiggle room on is capex. Depending on the properties condition you might be able to lower that down to 5%, but if you want to plan for worse case scenario, keeping it a 10% would work.  

I also agree with Marc, check current rental prices as well to get a feel on rental prices. They are sometimes higher compared to what rentometer.com says.

VA loan requirements are more strict compared to, say a conventional loan. It would just depend on the home you are looking to BRRRR. If the current home needs very slight work, the VA loan would work. If it is something that you are trying to do a full flip on, I don't think it would work. Best of luck!

I would say diversify your investments into multiple properties depending on the cash flows to help scale quicker as well as leveraging "good" debt.
