I had the same plan but there are not many duplexes in Raleigh I would have wanted to live in. Have you identified a target area or areas of duplexes?

I am curious about this. They pay a $500 dollar fine and still have to get rid of the dog, is this correct? If they got rid of the dog as soon as you called would they still have to pay the fine? If they really were watching it for a weekend (obviously not true in this example) would they be liable for the fine?

haha this is the truth. They must have came here one after the other the last 3 months because I have never seen so many. You can tell who got hyped up by the gurus because you call their signs and either

a) the number is disconnected

or

b) you get a call back like 5 days later, if ever.

When I call all I say is "Hi, my name is Eric, I see you buy houses, give me a call"

I honestly don't think I get a 25% response rate, and within 24 hours it has to be below 10%.

Anyway, Raleigh doesn't allow them but I seem them all over the place now. I have put some up (for mobile homes) and never gotten a nasty call, but I put those out in more rural areas, not at like Six Forks and Millbrook or the middle of North Hills.

I usually go to the monthly meeting. However, I like the North Raleigh one way better. It is smaller so I seem to do more networking as well as learn more from the presentations. If I could only go to one I would only go to the North Raleigh meeting. I imagine the other smaller meetings (south, west, etc) are like this as well. I wish I had time to go to all of them.

I did not make the monthly meeting this month so I am not sure how it was.

I recommend joining. I think each meeting is 15 bucks, so if by "a few" you mean 3 or more meetings you already paid more than the quarterly fee.

I looked for a duplex through quad to owner occupy for a while and gave up. There are some in areas I would not want to live in which will cash flow, but Raleigh does not have many duplexes compared to a lot of older cities. My personal theory is most of the city was built in the last 50 years, after every family had a car and density was no longer valued.

Like @J Scott , I went to Robyn's free 2 hour speech at my local REIA. It was the first meeting I ever went to. I got to go to her full Saturday seminar for 29 dollars since I joined the REIA the same week so I figured it had to be worth 30 bucks. I already knew from Biggerpockets (and my nature in general) to leave my wallet in the car.

It was a decent seminar and there was not much selling at all. She mentioned her "mentorship" program a couple of times, and her bootcamps maybe twice as well, but most of the day was just content. No guest speakers pitching their product. I'd say it broke down to maybe 30 total minutes of "selling" her other services, which to be fair I'd think it would be more accurate just to call it explaining what else she offered. The other 8 hours were content. I learned a lot, but as I said I was brand new to Real Estate.

She claims her direct mail letter got like a 14% response rate, and said it was "super top secret" but it was no different than anything you can learn typing "yellow letter" into the search bar here. The way her letter was written, she may get a 14% response rate, but most of them are probably garbage leads. I do not think she mentioned her deal rate from the letters, but I doubt it is anything different than anyone here gets.

Which golf course? We have so many golf courses in Raleigh being close to one does not mean much. Hell, probably 50% of houses in this city are five minutes away from a golf course. I have lived all over this city (North, SE Raleigh, Downtown, Near NCSU, etc) and I think only once it would have taken me more than 10 minutes to get to one. Given you price point I will assume it is a good location, but we have golf courses on top of golf courses here! There is a reason you can play for 15 bucks with a cart sometimes haha

If it is close to North Ridge or Carolina Country Club that is good, but it could be 30 seconds from Raleigh Country Club or Hedingham and be a horrible house/location.
