Hello everyone, I have been seeing properties like come across the market and it's hard to not take a look. Properties like this interest me because of their cheap price and fairly high rents. According to the FMR HUD for that zip code a property of this type should get somewhere around $1620 per month. The property has also appreciated really well. It sold for $50,000 in 2020 and now it is listed for $85,900. Zillow estimates it to be worth $81,000. That is a 62% appreciation. I know it might not sell for its listed price but it still has solid appreciation. This area is clearly growing and could possibly be a good opportunity. As always I have my doubts about the legitimacy of it all. If someone could give me any advice or suggestions on properties like this it would be greatly appreciated!

Hello, I am looking at some multi family investment properties and I see big difference in price in properties that are turnkey from ones that are fixer uppers. What do you guys think the best route to go is? I can see pros and cons to both sides but I would like to hear some advice from a more experienced investor.

Welcome to BP! Go to meet-ups locally and talk to lots of people. Not only investors, also talk with lenders, property managers, agents, construction people on the sidewalk. The more people you talk to with curiosity the more you can learn. Map out your goals and rewrite them often to help guide your decisions.  You can learn everything you need to know not to make a terrible investment from talking with people, doing research, and asking specific question on BP. It's good to have some fear to keep the senses sharp for any bad deals.

Hello everyone, I am a new user on this platform and joined because I am interesting in investing in multifamily and connecting with experienced investors. I have been doing research for a couple months now and I feel a lot more educated than I did before. If anyone has advice or personal experiences they could share I would really appreciate it. I am still unsure of a location where I should buy, so any advice on that would be awesome too.
