I'm looking at a cabin that I think would make a great STR. What are some ways investors are getting comfortable with the average monthly income (e.g. nightly rent and vacancy) in an area?

My biggest struggle right now is finding a deal that works.  I have one rental that I've had for years that was a house hack, things are fine there.  I have the available capital, but everything I come across in the Puget Sound Area of Washington, just won't cash flow properly taking into consideration vacancies, and reserves for capital improvements.
