Thanks for the info. With the site I'm currently using the tenant must opt-in. It is also detailed in their lease that is how the rent will be collected. Once the lease is signed we have them fill out an authorization form and attach a voided check.

I am looking for another service similar to payyourrent.com where you can set up rent collection where YOU pull the rent out of their account. This is different from other sites that require the tenant to set up/change the Auto ACH. Payyourrent.com has too many unnecessary features and the site is very unintuitive. Any recommendations?

There are a few local Facebook pages that are good for posting off-market listings. I for one use the Facebook group "All Agent Connect" to list my off-market properties. This is specific for real estate agents only.

I have a small development opportunity in Boston and I am wondering what the best way to finance the construction would be. The land owner is willing to partner with me and provide the land. The land itself is worth about $1M. He already has architectural drawings and is working toward getting a building permit issued. This would be a ground up build of 2 units (2,000 sq/ft each) and have a sell off of around $725/ft. What would be the best financing option for the construction? I have looked into hard money loans and was not sure if a bank construction loan would be better. Thoughts?

I use both Venmo and Payyourrent.com. Payyourrent offers a bunch of other helpful landlord features (many for free) and allows for you to pull the money from the tenants accounts when you want it with no holdover. Below is a link to the pricing summary:
