Hi all,

My wife and I have two out of state duplexes (LTR's) and an STR ( local that we manage ). After doing some research, I've been looking into working with wholesalers and fix/flips to help build capital. Anyone have any experience with the Deal Flow Course? I've talked with them and have a follow up meeting to see it's the right fit. Just wanted to know others experiences if anyone has any to share. Thanks in advance!

What is a " deal flow course" ? Just go to the local forums there are deals everywhere IF you are cash. I have never taken a course, read a RE book or been ot a guru seminar and have done it all. Just get to your local meetup, or again, deals are everywhere on the local FB groups.

Good luck

Thank you! It’s a course that Cam Cathcart runs that I’ve been pondering taking. I’ll start attending our local meetups though just to start building that network. Thanks again!

Save your money on courses. RE is nothing but math, just know your numbers ,Buy right, reno right, rent/ sell right, YES that simple LOL

You got a point there! Thank you for the insight, just have to find the deals!

I haven't tried them (nor heard of them to be honest) but I'm generally quite skeptical of such courses and groups. I think just reading books, being active on the BP forums and consistently attending your local REIA will be more effective and far cheaper.

Thank you! I have been in the same boat but just curious. I’ll start attending the local meetup here. I appreciate it!

@Eric Brewer That's a fair market price. We're pending at $217k for our property. At this time the east side of Indy cannot command $2k per month rent. Top end for a remodeled 3/2 SFH in a none sketchy location would be $1300-1500 per month. Our rentals our 2/1 with 2-car garages at $1150.

Rents leveled off just like RE prices.

@Jaron Walling ok thank you so much for the info. Just wasn’t sure what made sense. From a rehab perspective, do you have any investor friendly GC’s you’d recommend?

@Eric Brewer Great question. I think what is important to consider is what your goals are for the future. Are you planning on holding these properties for 30+ years? If so I feel as though leaving the properties the way they are might make sense. That being said if you are planning on trading up in properties, it might make more sense to switch them to a SFH and sell them, using the profits for more rentals. It all comes down to what your long term goals are.

Ultimately, you'll want to break down the numbers and see which option brings you the highest dollar value.

Hope this helps.

It does, thank you!

Eric,

I would reach out to Beau Matlock he runs The Matlock Group in Indy all around Carmel and surrounding. I send him most of my buyers who have questions about STR/LTR on both SFR and MF's. We have been crushing it lately in that area and the ARV in some places is just crazy!

 Thank you for the info!

@Eric Brewer We're under contract to sell a SFH with a 2-car garage on the east side. If the properties you're looking at aren't selling their over priced or have underlining issues that photos can't show.

The rental market is strong as ever. A good 3/2 on the east side will rent for minimum $1k per month. We're getting $1150 for our remodeled units. Find an apartment with a garage that's even close to that rent.... you can't. We're focused more on quality over quantity. Haven't scaled very fast but in this market I don't like over leveraging.

@Jaron Walling thank you for the insight! This one is listed for 235k and I think the basement is not appealing from what I’ve heard. However it’s a 3/2 with a garage and remodeled. I’m just wondering if that would rent for 2k/month or if it would be below that? Just having a hard time gauging comps for something like this.

Hi all! I have a couple of duplexes in Indy but I am contemplating on switching to SFH. I have seen a few rehabbed homes on the MLS that haven't sold specifically in the Indy east/Eastside area. Wondering what the rental market is for a SFH 3/2 with a garage in this area/Indy in general?

I know appreciation should be decent in the coming years so not so concerned about cashflow other than breaking even or a bit over. Just curious to hear what the thoughts are out there. Thanks!
