Hi! I’m a new investor who just moved to Dayton, OH. I have one cash flowing property in Michigan, and looking to add another single family or small multi family property soon.

I’m trying to learn the area here in Dayton.

I’m interested in what everyone thinks of different neighborhoods. If focusing on cash flow, are there neighborhoods or specific areas that tend to have the best outcomes?

Any areas to avoid?

Hey guys, thanks for the comments and sounds like you agree. I've been seeing the opposite in the calcs I'm running. Maybe I'm missing something or just need to dig to find better deals. Appreciate the guidance on risk vs. return. I was thinking SFH should return higher too.

I'm running the numbers on a properties, looking for my next buy and hold rental. I've found that there's a bunch of small multi family houses available - often 2-4 units per house. I've been told that shooting for at least 12% Cash on Cash ROI is good for single family rentals. While it's more difficult to find that kind of rate on a single family property, I do find it a lot easier to find that rate on multi-family properties.

Do investors tend to set higher cash on cash ROIs for small multi family units? If so, what's the reason? 

What cash on cash goals make a good baseline for multifamily properties?
