Thanks @Henry Clark! Appreciate the input. I've started the conversation with the county and have gone through the zoning laws for the area. It appears pretty straightforward with the lot size needed and zoning it has an R-1 or R-2 and I don't think we'll have any issues with that. The next step it seems is to go through the re-zoning process and to engage with our bank about splitting the land, which I'm working through now. 

Want to make sure I'm not missing anything in the process and your thoughts and input are helpful!

Does anyone have experience or know of any useful resources re: splitting and rezoning a property? I own a single family home in Adams county/Denver that sits on approx. 18,000 sqft. We’re looking to portion of a part of the land to sell to someone interested in a new construction project. Would love some insight/guidance!

Hi all! 

I have ripped my the basement of my new house down to the studs/cinder blocks and after my last attempt at drywall, tape, mud and texture, I'm ready to hand the next project over to a professional. Does anyone have a highly recommended drywall contractor in the Denver area they'd recommend for a basement remodel on a tight budget?

Hi all, 

New member here and posting for the first time! My partner and I just bought our first property in Denver and we have a cottage on the property that we're going to use as a rental. We're debating whether or not to go long-term rental vs. short-term (Airbnb, VRBO, etc.). I'm wondering if anyone has any recommendations or strategies for estimating occupancy rates. I've scoured other properties and looked at their booking calendars, but I don't feel like I'm getting a solid grasp on what the annual occupancy rate might look like.
