Hi Bill. I appreciate your response and insight. Yes, it appears we are aligned on the 11-month lease concept. It would theoretically provide flexibility at that point in time before the 12th month.  

I just received a package of documents from a lawyer I hired. I'll dig into it over the coming days and reply if there is anything to the contrary of what we discussed.

Greetings BP Community. I have a need for an updated lease that includes the changes to Colorado law last year. Does anyone know if the BP lease for Colorado downloadable from this website is updated?

Also, does anyone know of any ways to address some of the changes? For example, at one point I talked with a lawyer that thought an 11 month lease would better protect the landlord and the tenant from some of the changes to the new eviction requirements.
