Thank you for all of your replies. Yes ,I feel like a fool but lesson learned. Your right about the police, i did ring them and they saifd they'd ring me back but i am still waiting for the returned call. The sons are upholding their part of the order by inforcing it so i can only hope the courts see it their way too.Never again will i trust a tennant for anything. Thank you for your words of wisedom, appreciate it.

Hi I entrusted my tennant with$400.00 for an electrician to be paid for work that was expected to be done. The electrician came and said I need a new hot water service but he didnt charge me anything.my tennant took it upon herself to spend the $400 dollars on herself. My problem is 

(A) She spent my money and 

(B) The lease is in the names of the tennant and her sons.

I dont want her in the place as she has been ripping off her sons as well as my money. Her sons dont want her there either.They have placed an AVO Order on her yesterday as she has taken to them with a carving knife.. So what can i do please?
