He'd have a power-of-attorney from his wife in order to sign contracts for her. When selling their properties, both of them need to sign. Your attorney will tell you whether or not the POA is acceptable for this transaction.

And, you need to be discussing with the seller whether he sent the same offer to everyone and if anyone has accepted. If you like the numbers and want to sign, your conversation needs to be with the seller and your attorney.

My husband and I are brand new to wholesaling and we have a situation we aren't sure of how to handle because we haven't heard of it before. A seller we had sent a offer to has sent us back a filled out but not signed contract for $6,500 less than what we offered for the property. He said the following: 

"I am sending you what four other prospective buyers have received.

I got a specific Power of Attorney from my wife before she left for California.

REMEMBER NO CONTINGENCIES."

We are confused if he sent all of the prospective buyers the same contract for the same price and is just waiting for the first buyer to sign it and email it back? We also don't know what a power of attorney has to do with this. 

We appreciate any help!

Hi,

I am new to wholesaling and I have been mainly driving for dollars and then skip tracing the properties I find from driving. I have been spending most of my time on phone calls with very little success. 

To other wholesalers: How many phone calls do you do a day? a week? Do you find it is more successful than other methods? 

If you don't spend much time on phone calls, what methods do you use?

Hi,

My husband and I have started a wholesale real estate business and have been successful finding homes that are great opportunities but our biggest struggle is getting accurate phone numbers to contact the owners of the home to try to get them to sell the house and get it under contract. 

What websites or method's have you used that you have found successful? 

We've tried Spokeo.com but it has proved to have very unreliable data and continually asks for more money. 

We are looking for the highest value tool or resourse. Any and all advice welcome!
