You can find a lot of RM1 zoned properties in parts of West Philly and Germantown within your price limit, yet still within an "okay" neighborhood.

 Thanks for pointing that out to me David. I will be giving you a call soon! I plan on getting an agent who is more experienced in investment properties such as yourself.

@Brendan Markle I am definitely considering switching to conventional and I will look into getting another agent that focuses on investors! Thanks a lot for the helpful info Brendan
