Post: Beach House (pocket listing?)

I have a property on the barrier island that I do not want to list on MLS but I am interested in connecting with realtors or investors who typically sell or buy pocket listings and may be interested in this property. The property was impacted by hurricane Helene and there is no substantial damages letter issued (yet?) and the property had a private dwelling value appraisal much higher than the public property appraiser claims. It may make sense for the right purchaser to repair. Without going into too many details about the property, I'm interested in connecting with people who deal with off market listings and investors in this geographic area.

@Carlos Ptriawan and @Theresa Harris  @Bruce Woodruff I didn't order the inspection... it was already performed on the property. I called handymen and GCs suggested by real estate agent and property manager I'm working with. They wouldn't look because I don't own the property. Sounds like I am in need of a more reliable "team" during my search

The house already had an inspection report on it... so how do you estimate the cost of the repairs when you look at a deal in general? I also live on the beach in Florida and have no frame of reference for costs for these things in Ohio... if you have any suggestions for connecting with those in the area, please let me know.

I've been searching for my first investment property primarily in the Cleveland area. The property I am considering purchasing has an inspection report but I don't know how to get an estimate of cost for the recommended repairs. Every company I've called "can't help" because I don't own the home... Suggestions for HOW you guys estimate these things regularly and/or someone in Cleveland who can help? Thanks

Interesting! I quickly looked at New Albany and there's NOTHING listed for sale... is this typical? Or is it more of a location people commute TO but don't live?

With a budget of 150k, all in including rehab that's doable just using the HELOC. I would recommend looking at single-family BRRRR deals. Stick to cosmetic value add. The more important question is whether the price is realistic in the market you live in or not. If you can do it locally then go for it if not then look in a market where it is possible with your price range. If you are looking for other markets Columbus OH and Cleveland OH are great markets to check out.
