Hello BP, I am looking get my first first property under contract in the near future and have heard quite a few different answers as to which exact number to run while analyzing a deal. i don't want something that I've missed to eat my profit away on the back end. Also how exactly would i run comps?

Thank you @Marlon Wilson. I have actually been watching a few of your videos lately and I must say you have the "GO GETTER"mentality that Is needed for this business. I'm interested in hearing more about your mentor program.

Good Evening everyone my name is Eric Abrigo from Houston, TX. I'm starting out Real Estate Investing with strictly wholesaling, because I've learned that it is the best way to start out when getting into this business and building capital. My wife recently gave birth to our beautiful 2 month old newborn (Jayden) and she has started working a full-time job with a wonderful opportunity that was given to her. I am a stay at home father who is trying to get a business going some time in the near future. Although its tough to try and start a business and watch my baby at the same time, I'm trying to stay positive and make time for both. Is there any advice/suggestions that i could take into consideration from a helping hand? Thanks!
