Pull the equity, buy 2 more rentals, as long as you can make it work where all is positive cash flow. If something does happen to you (God forbid), your heirs will have debt in the property, but also have property going up in value.

I found a seller willing to seller finance. Great! I want to do this no money out of pocket.

I have a house I am interested in that has been vacant for years.

I have looked on the county tax records with no luck.

I am doing a start-up company, and am looking for wholesalers to partner with.

I need deals so I can put together investment packages to show my investors.

Anyone interested?

I am looking for a contract that I can use between my company (to rehab RE) and an investor to secure and protect the investors position in the deal.

In other words what forms / contracts do you guys use when getting cash from investors?
