Hello Mark, 

My intention was to wholesale the property. I looked at the property from the outside this morning and didn't even bother going inside because it looked too dangerous. In my opinion the property needs to be completely torn down. It is located in the town of Greece, off of stone road. I would be interested to hear about some of your strategies for dealing with these deals.

Thanks for the response Daniel. It is actually property taxes that are owed.

Hello, I'm a new investor from Rochester, New York. I just got a call from a motivated seller. He owns a vacant home free and clear, but owes about $28,000 in taxes. My offer will need to be below that. What, if anything, can I do to make this deal work?

Dave, to answer your question I am interested in gaining access to the MLS, and I want to have more control over my deals when I start buying listed properties.

This is my first post on BP, and I have been reading a lot about the pros and cons of having a real estate license and investing. I am located in Rochester, New York and am seriously considering obtaining my real estate salesperson license in the near future. I am currently doing some motivated seller marketing, and I'm dealing exclusively with FSBO properties because I am looking to birddog/wholesale. I understand as a licensed real estate agent I would be obligated to disclose to any motivated seller that I am a licensee, but am I supposed to disclose this on business cards, letters, or any other form of marketing? Does anyone have any input on this subject specific to my area?
