Karen M. Depends on the situation and how leveraged we are at any given moment. If the cash flow looks good enough we'd probably hold onto it for awhile.

Thanks for the welcome guys. We're on the hunt to do it again. Seller was out of state and did not want to deal with the tenants any longer. Did not want the aggravation or the confrontation We came in, took care of the problems, and got the building up to standard of the rest of the neighborhood.

Sounds terrible! But that is kind of my point, the "do the deal myself" part. I am still a novice.

What was you guys consider a good lead? What info would you want? Would you need exclusivity on the lead? Would it help if it was a real time lead?

Seems like a lot of people have had bad experiences with companies selling bad leads, but often times I think it is just that it is not clearly spelled out exactly what you are getting in a lead.

This is a great thread! Thanks to everyone for their input. I am new to wholesaling, but as a general question, what do you need more of right now? Seller leads or cash buyer leads? Which is more sought after for wholesaling?

Have you wholesalers ever worked with lead generators? If so what was your experience?

It sounds like a lot of this software is to help people generate leads, who don't really know anything about lead generation or lead management. Seems like people might be better suited to let others generate the leads and focus on closing deals?

Hello everyone!

I am blown away by the amount of information on here and the number of truly skilled professionals who are active in discussions.

I am new to RE investing, but have already put my first deal together with partners on a 4 unit building, pocket listing with negotiated buyouts and significant rehab work. Got it all done and fully rented out!

I run a lead gen company and have recently become intrigued by the wholesaling model. Seems that with the scale necessary to make it work, you need some automation and internet marketing skills. Well...I have those skills and a development team behind me, but would be very interested in chatting with successful wholesalers who perhaps are looking to scale up their business. Lots of opportunity here on Bigger Pockets and I am glad I found this place!

John, I learned a lot from that! Thank you. I have taken some classes/seminars and done a lot of reading, but have only started to put out offers for wholesaling deals. It seems that so much of the information in my classes and what I have read here and elsewhere is outdated. I guess that is just the nature of the business, things move and change quickly.

I would recommend reaching out to professional RE investors and trying to partner up or work for them to start. Better off finding a mentor. Figure out what you can offer them and what value you will bring to the table. Everybody is good at something!
