I would second the 10% return figure for SD, as it seems to be a minimum (for the experienced flippers) but also a means to stay competitive. Reach out to 4 or 5 general contractors with the intent of walking the property and receiving at least 3 bids (assuming some GCs may be busy and not able to meet your timeframe). For ball parking "common items", maybe check out http://www.homewyse.com/  to at least give yourself an idea; the 2016 cost calculator allows you to be zip code specific. Good luck!

Tony Velez you could reference landlordology.com for more specifics on the eviction process in your state. I have no affiliation, just used the site in the past for researching more specifics on state laws & regulations.

You can always call up a lender and ask for a quote with the basic information. Whether you have a preferred lender or are shopping around, it's a competitive market still so utilize it. Typical closing costs will include bank fees, vendor fees, and title & escrow fees. Bank fees usually consist of an application fee and commitment fee, which can sometimes be negotiated or even waived. Vendor fees will include appraisal fee, credit report fee, flood cert fee, tax service fee. Title & escrow fees will include exactly that and recording fees. The vendor and title & escrow fees are third parties and most likely cannot be waived. Good luck finding your next deal!
