Hello BP - I started a REI company about 2 months ago with a former colleague, we are using Yellowletters.com to market to off-market properties. However, we're striking out with the leads that we are getting. Actually, I wouldn't really call them leads. All of the "leads" are investors who have already added value to the property or they are homeowners who aren't motivated to sell. The first list that we have mailed to (three times so far) has been high equity homeowners. I'm looking to send out mailers to bankruptcy, vacant, and inherited that we pulled from propstream. I'm hoping that these lists will bring motivated sellers. Does anyone have experience/thoughts on good lists, marketing companies, or marketing techniques to use? I'm starting to consider lead sherpa to get more engagement but I know that there are mixed feelings on SMS marketing.


Our goal is to flip properties then use the capital from the flip to buy rentals that we can BRRR.

What is the deal with all of these different CRM options? I'm currently using REsimpli but was interested in hearing what everyone else is using and if anyone has any recommendations on what they think the best CRM is. I appreciate everyone's help!

To follow up on my previous post...

I selected probate with letters for this month. From what I am reading, probate with letters means that the court authorizes an executor or administrator to handle the administrative matters of a deceased person's collective estate.

The next question that I have is- out of the 235 results that I have been able to pull for this month, what information should I be looking for to find out if this person has a property that is part of their estate and do they have equity in that property?

Hey everybody!

I have been looking for the best way to get a hold of open probate leads but keep running into a dead end. I keep searching through the county website but I'm not sure if I'm pulling up the right information. The steps that I are:
1. Go to county website https://dcr.alleghenycounty.us...
2. Hover my mouse over the wills/orphans' court division tab on the left side of the website until the drop down menu appears
3. Then click on the search feature
4. Because I am looking for all open probate cases, I then select "Case Search by Date Range"
5. This is where I become stuck. On this step I am instructed to select a case type but I'm not sure which would be the best one for me to pull up.

Any help/insight would be extremely helpful!

Hey All!

I just sent out my first round of mailers but I don't have the necessary documents to get these homes under contract.  Does anyone have a blank purchase agreement and assignment contract that I can use in Pennsylvania?
