I have a place that rent out to room mates. The question I have is there a no cost or low cost options to verify identity/background  of people I rent out. 

What information i should collect from them. Is it  enough to get a copy of the license alone. I don't collect any background verification fee.

Should I do leases for these room mates or verbal lease which means it is a month to month.

which is more renter friendly and attracts tenants? Twin homes or townhomes. I ask this because in Minnesota we have snow most of the time and for a tenant it will be additional burden to maintain a twin home with no snow removal and lawn maintenance.

 I am currently looking at Plymouth and Eagan. Are they good locations? 

Any experienced investors from MN, can you offer good cities and locations to invest. Mainly Minneapolis suburbs.
