Hello! I have a PSA on a lot in Saint Johns, FL, right off a major road, slap in the middle of two huge master plan communities. About 7-8 acres are buildable and I've already spoken to planning and zoning in regards to what needs to be done to rezone the parcel to allow for RV and boat storage. Based on the location and talking to other storage owners in our area, max capacity on a 5-acre open storage lot is obtainable. That being said, I am looking for the best financing options to acquire the land. I would need more than a year to ensure enough buffer to complete the rezoning requirements and then the development of the lot. I can provide preliminary/planned site layout of spaces and cost estimates as well as projections for this area. Are there other documents I should have together when requesting funding?

I've researched the SBA 504 loan but one requirement is two years in business and this would be my first endeavor. I would also need a quick close on the land itself. Hard money loans seem to be an option, however, there are so many to choose from; it would be great to have input from someone who has worked with one specifically. 

Are there any other creative financing options out there? Any suggestions on HML?

Happy 2014 everyone!

I have been through articles regarding the wholesaling process and the information has been amazing, however, I am still struggling with exactly how to start. It seems the fundamental step is to market via websites and signs but I also want to do some leg work. I am hoping for some advice from experienced wholesalers on where and how you started. I've done some online research and driving in the designated areas of my city but have not found an amazing deal. I understand there in no magic formula but a push in the right direction would certainly help.
