Thank you for the advice. I have been consuming as much as I can from here, podcast and books. I have also started to put my team together with a couple real estate agents I’ve known for years and I’ve been talking to other investors via avenues such as this forum and local events in my area. I appreciate your input and I will most definitely continue to learn.

Wow that’s awesome. I’m restricted a little because I’m still active duty so traveling will happen more once I retire. I’m looking to get properties out in the east coast, Texas and out here in Joshua tree.

Hello, good to hear. I’m actually in the high desert in Joshua Tree/Yucca Valley area. I was down on your area in the early 2000s I just didn’t see a San Bernardino option in the location drop down menu. Are you in the Market down there? If so how is it?

Hello, Enrique here, about to retire from the Marines after 24 years and semi new to real estate investing. Currently have a rental property in NC and own a primary home in California. Looking for all of my options to expand my rental properties. Not the best credit but working on bringing that up. I will have about 30k accessible to invest upon retiring in October 2023 and I’m also interested in accessing the equity either in my rental or primary houses. Any and all advice will be greatly appreciated. I look forward to connecting with everyone.

Thank you and thank you for your service as well, I am originally from the Hollywood/silver lake area with plenty of family in South Central and HP. I feel pretty confident going into real estate and I’m extremely motivated to learn

Quote from @Dock Newell Jr:

Congratulations on your retirement and your plans to expand your real estate portfolio! Using a HELOC for a down payment is a viable strategy, but your credit score may impact the terms and rates of the loan. Start by researching lenders and exploring ways to improve your credit score to increase your chances of getting a favorable loan.

Thank you for the advice, I’ll look around for lenders as well.

What is the best way to go about using a HELOC from a current investment property to buy an home to flip and then purchase more rental properties from that sale gain?

I am about to retire after 24 years from the Marine Corps. I already own one rental property in NC and I want to expand not only in that area but other states as well, I am currently in California and own my own primary residence here. I want to use a HELOC from my current investment property's equity to use as the down payment for a second investment property but not sure how my not so good credit will affect me. What or how should I start this journey
