I work on average 55-65 hours a week because I need the hours to keep up with all my bills. For someone who really wants to get into real estate, which route would be the best to take. Virtual wholesaling or traditional wholesaling when Time is an essence.

I'm new to Real Estate, I have not closed on a property and I'm Not too sure exactly how Joint venture works. How do I make sure I get paid when I JV with someone. Is there a specific contract I need to sign? If anyone here, wholesales in Georgia.
