I would suggest start by studying the market. Track listings and available rentals. Lots of information available on the City, National Park and Marine websites. Search Google for "Joshua Tree","Joshua Tree Music" "Joshua Tree Art" . Study prices & calendars on the vacation rental listings. Read about City projects including the new park and Project Phoenix. Also pay attention to Wonder Valley, lots of action out that way.

@Joseph Mah You might consider the high desert, Yucca Valley, Joshua Tree or 29 Palms. Lower capital requirements, strong rental market and good returns. All in California

I am looking to implement a vacation management software. Kigo is looking good, however the online reviews are a little concerning. There are many softwares to choose from. Must haves include a website, channel marketing and calendar sync. Your advice would be very much appreciated.

Newer project located in Twentynine Palms CA. Twentynine Palms is home to the largest Marine Corp base, Joshua Tree National Park and the new Tortise Rock Casino. Fully occupied.

36 units built in 2007. Each unit has 3 bedrooms, 2 baths and is 1260 sq ft. Tile roofs, concrete driveways, and carports. Each unit has an interior laundry room and exterior storage unit. Tenants like the large master suite and the large walk in closet. Several of the units are fully furnished resulting in higher rents. Each unit has a fenced in rear yard and patio.

The project is located in the center of town directly behind City Hall.

Every site is unique. Grading? Water meter fees? Street improvements, etc. Building permit fees? I suggest that you start by going to the County Planning Department and water district to ask questions. This will flush out some of the cost and issues.

While I live in Orange County,I build, sell investment property, invest and property manage in 29 Palms.  Been doing it for over 10 years.
