I have come across a property in Chicago that is part of a court ordered estate sale. Due to circumstances of the sale there is no access to the property. I am considering making an offer on the property based upon a worse case scenario for rehabbing the property. 

I already know no conventional lender will touch this, so my question is - does any one know of a creative private or hard money lender in Chicago.

I've heard that as well, however, it is currently in place and I want to try and use it to my benefit if I can.

I have a few contacts abroad who are interested in investing in real estate to get a foothold in the good ole USA. I have peaked their interest by bringing up the EB5 Visa program. I only have a cursory understanding of the program and was wondering if anyone has had any experience(s) using a foreign investors capital to buy property while granting them qualification for the visa program.

Any input would be helpful.

I just found this great resource yesterday and had to join!

While new to this forum i am not new to real estate. I have owned both single family and multi family rental properties. I've flipped, I've rehabbed and done double closings. I know the basics pretty well.

I took a loss during that housing fiasco and have been out of the game for a few years. Ive had time to lick my wounds and now i'm ready to jump back into the fray.

This time around i am looking to invest soley in apt buildings (which i dont have experience). So, I am looking to build my team from the ground up....everything from setting up legal entities to finding financing.

Finally, I'm not just here to take. I've had many experiences in this wonderful game and I'm sure someone could benefit in one form or another.

That being said, I look forward to a mutually beneficial relationship with all I come in contact with!
