I own a property in South Denver and am looking for someone to help me understand what sort of renovations may be possible. The three options I'd like to explore are 1) doing a pop top 2) converting the garage into an additional ensuite 3) constructing an ADU. I'm looking for someone to help me navigate the local regulations and help me define the boundaries of any potential projects. For example, the setbacks on a two-story structure are different than the setbacks on a one-story structure, so while I could do a pop top, the setback regulations would create some severe design constraints that might make the project untenable.

Hi! My wife and I own a 3 bed / 2 bath home in South Denver. It backs up to a hospital, has a massive back yard, and has a two car garage. The property used to be our primary residence, but about a year ago, we moved to Aurora to be closer to family and friends. I recently learned that Denver passed legislation late last year allowing ADUs to be built on all residentially zoned properties. Right now, we're basically breaking even with rent at $3200. 

I'm attracted to the idea of 1) renovating the garage to turn the house into a 4 bed / 3 bath home and/or 2) constructing an ADU and renting that out separately. I'm also planning to list the property on Furnished Finders to target the mid-term rental market given the property is so close to a hospital.

The challenge is that I have no interest in learning the ins and outs of local regulations to determine what (if anything) is actually possible on the property. It does have a unique shape compared to properties around it, borders a utility easement, and still has all of the normal setback requirements. I'm looking for someone who would be willing and able to help me figure out what my options are.
