You talk about the necessity of tenant consistency without acknowledging your own.  You asked the tenant to pay later in the month.  As was pointed out above, she may be on a pay schedule that doesn't line up with your vacations.  She told you she would be late and paid on the day she promised.  As a result you charged her a late fee and took away her Christmas present after acknowledging how good of a tenant she was all year.

Good job?

You can't have it both ways.  

As a tenant I wouldn't pay as much in rent if I had to use a coin op washer / dryer though...

Do you charge the same rent for less amenties?

Hi all,  

A few friends were nice enough to stop by today and help me knock some things out.  We removed the ugly backsplash, sanded all the cabinet doors (~30), and knocked down the top part of a half wall in the basement!

12.30.14 Update:

Consumables: $562.18

Non-consumables: $353.44

Total: $914.79

Started taking cabinets and range apart as prep work for painting.  Sanded down patched drywall.

What do you guys do with this paper glued down in your cabinets?  I want to repaint cabinets...

That's good to hear. I went to a few REI meetups when I lived in a different city and found that most of the people that attended went under contract with no intention of closing. They taught us how to put in escape clauses and make the duration until closing as long as possible so that worst comes to worst, they only lose EM.

As you can imagine, it bummed me out about wholesaling and the people that practiced it once I grasped what was going on.  This thread is changing my opinion for sure!

Unfortunately, the real estate broker licensing organization decided that instead of competing they would work with our government to make it illegal for anyone to be a broker besides their own certified agent which makes 'bird dogging' illegal.  Of course, the loophole is to put the property under contract and then re-assign contract.  And it seems the ultimate loophole is to require the end buyer to put the EM down.  I think if anything is immoral,  it is restricting the supply of brokers.  (Signing a contract that you have intention of fulfilling is unethical).  Bring on the criticism : )

Maybe I'm reading this wrong, but are you talking about buying all your own equipment and then charging for WiFi?

I read an article a while back about the big companies (Verizon, ATT, etc) offering to rent your space in order to put one of their towers up.  In other words, these companies want to make money on WiFi (like xfinity, which you'll see all over the place) and they need places to put their equipment.  Apparently they could use your attic space or whatever.  I guess they had problems with permits due to the towers being 'eye sores.'  Anyway, from the article I read, it sounds like they rent space from you.  I think Churches were their obvious targets as they have steeples and the article was partially talking about the associated tax issues.

Or as @Al Williamson pointed out, these things are going out anyway.  I like your thoughts.

From what I understand, many wholesalers have verbiage in the contract with the seller that assures the wholesaler can always get out of the contract no matter how far along the process is.  The wholesaler takes a hit on the earnest money, but they still get out of the contract if they don't find a buyer.

If I understand this properly, I would think arguing about ethics of EM is a bit misleading... A wholesaler can tie up a property with $500 in their pocket with no intention of closing.  That idea doesn't seem too ethical and $500 isn't a lot of skin in the game.

As far as the person above not paying EM, don't these wholesale contracts have a due diligence period just like other contracts?  If so, you could still get out without paying EM, right?

I don't know much about wholesaling.. am I wrong?  Just trying to learn.

Cost Update:

Consumables w/ tax:  $533.97

Non-Consumables w/ tax: $326.78

You can probably ignore the non-consumables to a point because I have some tools that you may not and vice versa.

Brief update:

Patched a hole in the wall.

I'm not sure why they accessed this pipe.  I don't know what the pipe is for.  I'll have to look into it.  It's coming from the basement.  There didn't seem to be anything wrong with the pipe though..

Also fixed the gap in the trim by hammering the trim and using screws.  The screws are now putty-ed over, waiting on paint.

Removed door knobs from the old doors.  I've got three styles / colors of door knobs from three doors!  Are door knobs the type of the thing that Habitat for Humanity stores would stock?  Good sources otherwise?  Screw with it at all?
