Thank you all for your input. I've decided to work with the company who helped me with my flips. Turns out they also do cash out refi and they already have my info. My rule of thumb is - when in doubt...RUN! Thanks again.

So I asked if this LendSimpli is under an umbrella company and they replied that it is. However I’m not convinced with their reasoning that they don’t need NMLS since they only lend to businesses...that doesn’t make sense or does it? See screen shot.

Has anyone heard of this company based in Tampa, FL ? Not sure if they’re legit. I searched Corporate Wiki and showed nothing. I just don’t wanna be duped by sending all my info and come to find out it’s a scam. I’m applying for a cash out refi. Thanks for any input! - Bert

Thanks guys I'll keep looking around. I did call some local banks but they said they only do HELOC if it's my homestead. Same with equity loans it has to be from my primary home. Maybe I just have to find the right bank that'll do cash out loans on an investment property.

Have a property that's paid for. It's a 2 BR 1 bath (main house) and has another 2 BR 1 bath separate unit in the back ( possibly for rental ). Need to tap equity. Looking for verified reliable company to make this happen. Is there a verified list here at BP website? 

NEED HARD MONEY for TX: Need a lender for a 1st time flip here in TX ? I have a contract on a flip house valued at $161K, purchase for $82K + rehab for $30K. I can do 10-20% down.
