All good points. This property is in Juneau County. If it doesn't get picked up direct through one of our FB groups for investors, I'll probably list it as an as-is fixer.

I bought a note on a house in Wisconsin some time ago and took the house back in foreclosure with an inherited tenant. When the tenant left, I posted it on Facebook marketplace in June for cheap and got a lot of action, eventually settling on a guy who had a construction company who was going to fix and flip. Alas, it fell out of escrow when he couldn't get qualified (I was owner financing). 

Any suggestions on where to post this deal? Facebook buyers, while there's plenty of them, don't seem to understand the part in my marketplace ad where I say it's a "fixer." I've left plenty of room for a rehabber. This isn't going to be a retail deal, so an agent is probably not my best option. By the way, I'm in Phoenix, so I'm working on this from afar.

Fix and flip or cash flowing rental. Foreclosure complete and now held as REO. Tenant eviction in process. Recently rehabbed in 2017 pre-tenant. Values on the upswing. Unfinished basement. Cash or possible seller finance.

My husband and I went to their free three day event but didn’t stay throughout. This is geared for absolute beginners in real estate investing and they weren’t sharing anything I didn’t already know. They put a lot of time and money into setting it up and they are looking for people to mentor and to sell loans to.  I’m looking for ways to grow our private lending and wanted to see how they do it and whether it would be worth getting involved with them. 

These guys may be just the cup of tea for a newbie needing mentoring. That will eventually cost you as does all education. Shop around before you go because you’ll have to decide on the spot.

Sounds like you're sailing smoothly. You could sell them as financed properties, live off the cash flow, get out of the landlord business and into the FINANCE business. 

If someone stops paying, you take the property back, rinse and repeat.

You can also sell all or part of your cash flow to investors so you can buy more properties over the next 7 years. 

We do a mix of this now and keep some properties as rentals because they're growing in value, and rents rise with inflation.

This has been a solid performer in our portfolio that's priced under market due to minor fixups needed like paint and carpet. Also, there's plenty of room to charge a higher rent of $750 or better. With that rent, you'd be getting nearly 13% cash on cash return.

We can finance this for you on a 30 year amortization with $11500 down with payments under $355 a month P&I. This gated condo with a pool and spa is in an area that's rising in value near the Cub's spring training park, conveniently located near the Phoenix/Mesa/Tempe light rail system and major freeways. 

The kitchen was gutted are remodeled in 2014, with a new hot water heater and tile. AC/HVAC is in good shape with regular service. This is an easy project - paint, carpet and some minor repairs would get it ready to rent again or flip for a quick profit. 

HOA includes water, sewer and garbage, plus gated security, pool, spa, and laundry facilities. They also cover all exterior maintenance like the roof (always a plus). This unit includes a washer/dryer stack.

We've got other projects to jump in on, and I'd love to sell this to an investor who's looking for an easy to handle project.

Sounds like a reasonable deal. But a title company expert advised me that quit claim deeds are viewed suspiciously anymore in the chain of title and that there are better avenues for getting the deed. Best to pay a few bucks to an attorney to make sure you've got your 'situation' covered.
