Those areas are rough, but I know a lot of investors who are successful.  I've bought and wholesaled more than a few in that part of town.  W8th could be decent if it's in the Incline District. I personally wouldn't want to buy in that area for long term rentals, but  I know a lot of people who are successful with "trash flow properties" in that area, @Lexi Colt being one of them. If you're looking for areas to invest in where you can still get cheap properties, but areas where the neighborhood's on the rise- Evanston- near Xavier University, Walnut Hills, and Madisonville are all up and coming.

@Bobby Jones RIP my friend. RIP Crystal Warner. For those of you that don't know what happened. Bobby and Christina were trying to evict a tenant on July 3rd and apparently were murdered by the scumbag. Bobby has three kids left without a father. Investor friends, be careful. If you don't have a conceal and carry- you need to get one. Whenever you go somewhere, be sure to let people know exactly where you're going. Never try to evict a tenant without the police present. This is too close to home.

I've not heard anything about it coming up. It is a decent rental area though. Glenwood on that side is not that bad.   North Avondale, which backs up to St Bernard, is starting to pick up some steam so it's possible some of that will overflow into St Bernard.

@Brad Miller she's right. @Lexi Colt is a straight shooter.  You can get cheap properties in better areas than Fairmount. I'm curious, what kind of numbers are we talking about (purchase price, rehab, etc)?

Fairmount is not generally an area you would fix and flip in. It's more of a section 8 type rental market. @Lexi Colt can tell you more about the area. I'm sure she has one or two "trash flow" type properties in the area. Of course, if you get it cheap enough you could fix it up and get it rented out, and then try to sell it as a turn-key rental.
